I consider myself expert in this area. I have spent years reading articles on mold so let me give you the best advice you can have. First, if you think there is mold, your apartment or home has to be tested and photos of the moldy areas should be taken. If you or your family suffers: fatigue, pneumonia, sinus problems, bloody noses, coughs, close to the time you discover the mold chances are mold is causing you to get sick. Actually, negligently maintaining damp premises where leaks are not fixed is an important source of mold, bacteria, dust mites, cockroaches and which create a potent cocktail to cause sickness. If you or loved ones suffer from this condition you had better plan to leave your apartment quickly and write a letter to the landlord (certified mail) giving him notice how his apartment is getting you sick. And if you have infants, old people, or family members who are immunologically more susceptible to diseases, they are much more at risk and you should make sure to get out of the apartment as soon as possible.
Insurance used to cover injuries from mold and moisture but insurers have mostly closed the doors to that recovery since insurance companies write ‘disclaimers’ so that they won’t have to pay. Nevertheless, landlords often have ‘deep pockets’ and can be pursued. Very few lawyers pursue cases involving mold.
I assure you, it is not the emperor’s new clothes’; it is very real and people can get very sick or even die from exposure to it.
